When looking for real estate to buy or rent, clients want to see what property they really will be getting involved with. If this be through a photo-realistic or rough visualization, the properties will stand out on the market and the chances of selling real estate and winning over the client are greatly increased. Professional visualizations provide the client an insight into how the space they are interested in will be used to their liking (office space, cosy family home, modern studio flat etc…).
In every European country, a formal planning request is required to be submitted before any work can take place. There are strict planning regulations in each country which will dominate the final design, materials and process which are used to construct the building. In order to submit the formal request, it is commonplace that the council will require a visualization (varying from rough to photo-realistic) so that they can make the final decision whether to approve the building or not. When the request is made, the visualization can make or break the project as the council are well within their right to deny permission if they don’t think that it would be well suited to the regulations or even the local environment. This is why a good visualization made with professionalism and artistic elements can make the difference of an approved project to a denied project as the council will be able to properly imagine what the future project will look like and will be much more likely to approve it if they think that it looks visually appealing whilst checking all the regulatory boxes. For example every building constructed in the English region of the Cotswolds must be made of the local Cotswold’s stone, if a planning application were to be submit where the visualization is not of professional quality and the stone does not look similar to the local stone and doesn’t fit into the local environment, it would be highly likely that the planning council would be considerably harsher on the other elements of the design.
To ensure contractors will receive the best work possible for a potential project, they will host an architecture competition and give the contract to the architecture firm who best produced the work. Architecture competitions require visualizations and to make the architecture stand out, visualizations are required. If the visualization is not up to par this can negatively affect how the work is received. This is why it is important to choose professional visualization which can accurately present the ideas from the architect in the visual form whilst still retaining artistic elements designed to please the recipient.
For home owners and architects alike, the 3D visualization of a property after a potential change is made can help understand if the original idea is met. The process
1.Examining the information and quotisiation
At this stage the client shall send us all the relevant information (plans, drawings, images etc..) concerning the project so that we can examine all the materials and the project at hand. If the client has any 3D models they would like us to use, they will give them to us and inform us about any specific requirements they have, this is important so that we can provide an accurate quote. If the information is given much later, it could mean additional costs down the line. In this stage we will get a feel for the project, understanding the client’s wishes for the project and the area surrounding it so that it can be the most realistic possible.
2.Modelling
During this stage our skilled team of modellers will create the 3D architectural environment necessary to produce the images. As many great pieces of art, this process will start from a single block and be developed over time using different advanced modelling techniques to further distinguish a building. Blocks will be continuously added and modified until they resemble what is drawn in the Architect’s plans provided by the client, allowing us to create an exact match of what will exist in reality.
3. Clay renders
The clay renders stage is a stage where we will see the environment really coming to life and starting to look similar to what will be the final images. At this stage the materials haven’t been assigned to the objects and all the architecture will look like it is made out of plaster. At this stage, we will communicate with the client to ensure that we hit the nail on the head, we start to add in piece by piece the lighting elements, finalising the geometry and selecting the angles we will take the images from.
4. Previews
At the previews stage additional furniture and ornaments are added to make the visualization look visually pleasing. The client will see previews (usually lower resolution imperfect images) of the final images and have the opportunity to make any comments adhering to their original information to ensure that the final images delivered meet their original requirements. This stage is important to ensure that we deliver what the customer has ordered.
5. Finalisation
During finalisation, this is where the finishing touches are made to the scene. More complex lighting schemes are developed and photo-realism comes into play, this makes the image more visually effective and more indistinguishable from reality post-render.
